A syndicated mortgage investment involves multiple investors pooling resources to fund a single mortgage loan. This strategy, common in commercial banking, allows borrowers to raise capital from several lenders, diversifying risk and increasing capital deployment. Investors benefit from a lead syndicator's origination and underwriting, through our registered mortgage broker, CareVest Capital Inc.

How it Differs

Investing in syndicated mortgages allows investors to select specific loans (direct) and manage their own diversification, whereas investing in a mortgage fund like CareVest Core MIC provides automatic diversification but less control (indirect). Syndicated mortgages often have higher minimum investment requirements and can offer higher net yields due to the absence of fund management fees, but they require investors to hold cash while waiting for new opportunities, unlike CareVest Core MIC where capital is continuously deployed.
