Syndication: Syndication is where a group of investors pool their money to lend to one specific borrower. Unlike a mortgage pool or a Mortgage Investment Corporation (MIC) where a number of different mortgages may be held, syndicated mortgages fund one project at a time. Like a mortgage pool or a MIC, all administration is handled by CareVest.
Mortgage Pool or MIC: Is short for "Mortgage Investment Corporation". MICs are companies organized for investing in pools of mortgages. Profits generated by MICs are distributed to its shareholders according to their proportional interest.
Advantages to Investing in MIC's
Investment: The MIC will invest primarily in mortgages based on specific parameters described in the Offering Memorandum (OM).
Diversification: MIC funds are placed in several mortgages throughout Canada.
Flexibility: Investments can be done in cash or by way of a self directed RRSP and/or RRIF.
Liquidity: There is no minimum hold period and funds can be redeemed within two months of notice pursuant to the terms and conditions detailed in the Offering Memorandum.
Dividends: Dividends are paid monthly.
Reporting: Personal monthly statements indicating your total investment and dividend paid, plus annual audited financial statements of the MIC.
Mortgages have always been a popular but relatively low-key investment option. The fact they offer realty security and often the borrower's personal and/or corporate guarantee for your investment is even more important today in these times of uncertainty.
Mortgage investment returns are often greater than 9% annually. Most mortgages are RRSP and RRIF eligible and pay monthly interest making them a great tool for retirees or anybody on a fixed income.
